Neste artigo vou tentar demonstrar-lhe as vantagens e desvantagens de ambos, esperando ajudá-lo a decidir.&lt;br /&gt;&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;Arrendar uma casa tem benefícios por si só. Por exemplo, se não gostar do local onde vive, pode facilmente mudar para outro, mal o seu contrato de arrendamento termine. &lt;/div&gt;&lt;div align="justify"&gt;&lt;/div&gt;&lt;div align="justify"&gt;Também existem desvantagens ao arrendar que levam muitas pessoas a comprar a sua própria casa. Quando arrenda, está a pagar para viver numa casa que nunca será sua. &lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;&lt;/div&gt;&lt;div align="justify"&gt;Vamos considerar os aspectos da compra versus arrendamento. &lt;/div&gt;&lt;div align="justify"&gt;&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;Compra de um imóvel O verdadeiro custo da compra de uma casa é maior do que somente o custo da mesma e a sua, eventual, hipoteca. Há também os seguros hipotecários, seguros da casa, impostos sobre a propriedade e manutenção do imóvel. Estes custos podem aumentar o pagamento mensal em 25/30%. &lt;/div&gt;&lt;div align="justify"&gt;&lt;/div&gt;&lt;div align="justify"&gt;Por outro lado, na compra de casa, cada pagamento que fizer da hipoteca estará mais perto de ter um bem próprio. Quando paga a hipoteca, aumenta o capital que tem sobre a casa. Este capital pode revelar-se extremamente útil se desejar vender a casa ou usá-lo para pedir um empréstimo (aumento de hipoteca/garantia). &lt;/div&gt;&lt;div align="justify"&gt;&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;Ao comprar, casa e a manutenção da mesma é da sua responsabilidade. Terá de a manter sozinho ou pagar a alguém para o fazer. Em qualquer um dos casos, é uma preocupação adicional que deverá levar em conta.&lt;/div&gt;&lt;div align="justify"&gt; &lt;/div&gt;&lt;div align="justify"&gt; &lt;/div&gt;&lt;div align="justify"&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;strong&gt;Arrendamento &lt;/strong&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;Financeiramente falando, a manutenção não é motivo de grande preocupação. É do senhorio a responsabilidade de manutenção da casa. &lt;/div&gt;&lt;div align="justify"&gt;&lt;/div&gt;&lt;div align="justify"&gt;As mudanças são também mais fáceis quando arrenda uma casa. Evidentemente, isso depende da quantidade de bens, mas de um modo geral, as pessoas que arrendam tendem a ter menos "coisas" que as pessoas que possuem. &lt;/div&gt;&lt;div align="justify"&gt;&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;Taxas extra são geralmente inexistentes. &lt;/div&gt;&lt;div align="justify"&gt;&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;Por outro lado, pode arrendar uma casa durante trinta anos e, no final desse tempo, não tem qualquer capital acumulado. Quando, caso tivesse comprado em vez de arrendar, em trinta anos, teria um activo com um valor bastante considerável. &lt;/div&gt;&lt;div align="justify"&gt;&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;Os aumentos de renda são inevitáveis, pode contar com um aumento todos os anos. A única coisa que pode fazer para o evitar é avançar para uma casa com uma renda menor. &lt;/div&gt;&lt;div align="justify"&gt;&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;Quando a questão é comprar ou arrendar uma casa, é sensato considerar tanto as vantagens como as desvantagens de ambas. Portugal está entre os cinco países da União Europeia com melhor processo de certificação energética de edifícios, disse Martin Elsberger, responsável na Comissão Europeia pela implementação do regulamento à Lusa. &lt;/div&gt;&lt;div align="justify"&gt; &lt;/div&gt;&lt;div align="justify"&gt;&lt;/div&gt;&lt;div align="justify"&gt;Portugal encontra-se no grupo de países como Dinarmarca, Holanda, Alemanha e Irlanda. Em Janeiro, data que entrou em vigor o regulamento RCCTE, que obriga a que todos os imóveis vendidos ou arrendados possuam uma certificação energética, a Adene já emitiu 6.600 certificados. &lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;&lt;span style="font-family:arial;"&gt;Este ano, esta entidade ambiciona uma taxa de 90% entre as licenças de construção e as entidades de transacções de imóvel este ano. Ainda de acordo com os dados da Adene, dos 14.000 certificados energéticos provisórios, 94% dizem respeito a edifícios de habitação e 6% aos serviços. Faro lidera a lista de distritos com maior número de certificados, com 3.043. Lisboa ocupa o segundo lugar com 2.200 e Setúbal aparece a seguir com 2.021 certificados emitidos. &lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;&lt;span style="font-family:arial;"&gt;No que diz respeito à classificação, a classe energética com maior número de certificados foi a classe A, a classe mais eficiente. A Classe B aparece imediatamente a seguir com 29%. A Classe A+ registou uma taxa de 14% e a classe B- com 12%. O prazo de três meses fixou ontem novo mínimo histórico, ou seja, o valor mais baixo de sempre, nos 1,927 por cento.&lt;br /&gt;&lt;br /&gt;A Euribor a seis meses, o prazo mais utilizado nos empréstimos para a compra de casa, continua a descer, fixando-se ontem nos 2,013 por cento. a Euribor a 12 meses desceu ontem para 2,118 por cento.&lt;br /&gt;&lt;br /&gt;As taxas de juro do mercado monetário, que traduzem a média das operações de empréstimo de dinheiro entre um conjunto alargado de bancos, estão a antecipar uma nova descida do custo do dinheiro por parte do Banco Central Europeu (BCE).&lt;br /&gt;&lt;br /&gt;A principal taxa directora do BCE está actualmente nos dois por cento. A Euribor a três meses já está abaixo desta taxa e os prazos de seis e doze meses estão praticamente colados àquela taxa.&lt;br /&gt;&lt;br /&gt;O reflexo da descida das taxas de juro nos empréstimos à habitação é gradual, uma vez que está dependente da revisão periódica dos contratos.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Porque é que as taxas de juro Euribor descem e a prestação da minha casa mantém-se igual?&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Esta é uma pergunta que muitos detentores de empréstimos colocam, por desconhecimento da forma como é feita a revisão periódica da taxa de juro nos seus contratos. A explicação é simples. Em todos os contratos indexados à Euribor é feita a opção pela taxa a três meses, a seis meses, ou a 12 meses. Ao fazer esta escolha, o consumidor está a escolher o prazo em que vão ocorrer as revisões subsequentes.&lt;br /&gt;&lt;br /&gt;Ou seja, quem escolher a Euribor a três meses revê o seu contrato de três em três meses. O mesmo acontece com a Euribor a seis meses, que é de longe o prazo mais utilizado em Portugal. A opção por este prazo implica duas revisões de taxa por ano, a ocorrer no mês em que se assinou o contrato e seis meses depois.&lt;br /&gt;&lt;br /&gt;No caso da opção pela Euribor a 12 meses, uma opção menos utilizada em Portugal, a revisão acontece apenas uma vez por ano, e coincide com o mês da assinatura do contrato.&lt;br /&gt;&lt;br /&gt;O cálculo da nova taxa de juro é feito com base na média mensal do mês anterior da taxa escolhida. Após quatro meses de descidas consecutivas e de 85 sessões sempre em queda, a Euribor a três meses, usada como referência nos créditos às empresas, está nos 1,989%. Há quatro meses esta maturidade estava nos 4,969%, uma descida de 2,98%. No caso da Euribor a seis meses, a referência para os créditos à habitação, caiu para os 2,069%, contrastando com os 5,175% de há quatro meses. A maturidade a 12 meses desceu para os 2,177%, contra os 5,336% anteriores.
